EC was incubated by The Atmospheric Fund (TAF), an arms-length agency of the City of Toronto, to pioneer a unique investment model for unlocking deep efficiency retrofits. Together, TAF and EC have invested $12M in over 40 buildings. EC's goal is grow its investment offering to multiple building segments across Canada and the US. Business and building owners prefer to invest in revenue generating activities over energy efficiency. When they do undertake efficiency upgrades, it is often piecemeal over time, as their annual budgets allow. The result is that in every industry, whether social housing, commercial real estate or corporate enterprise, there are energy efficiency opportunities that remain unrealized - proposed but never implemented. Efficiency Capital (EC) offers a new model for addressing this. EC invests its own capital and then sells the savings generated. If no savings materialize, then there are no payments. It's a pure performance-based investment where EC takes on the risk of the savings being achieved. The new result is that clients enjoy new equipment, lower OPEX, and an appreciation of their buildings and businesses without having to spend any capital and without impacting their balance sheet. Clients can also more aggressively achieve their sustainability targets using EC's capital, which is outside of their annual budgetary constraints.
