I wish I could give a 0 star. To summarise DO NOT STAY HERE. it’s the worst place you could find in hamilton. Full of BEDBUGS AND INFESTED WITH ROACHES. Even 3 pest treatments didn’t solve anything. It’s pathetic! The property manager is a rude lady doesn’t give a damn about your health or personal well being. The only good thing about the place is the super. That’s it. Please do not stay here.

(edited: new warning poles are installed at the entrance ramp after I moved out) I lived here for one year and decide to move out because of the property service. On the upside, It's a great location, the staffs are nice, responsive to daily needs and easy to work with. My move-out is smooth and the refund is returned in time. However, I was disappointed when the management refused to make any facility improvements or took responsibility. Our mail boxes were broken in and important identity document was stolen, but no one gave us notice and management refuse to admit they are aware. I mean the mail boxes got DAMAGED and REPAIRED, and they pretend nothing happened! Eventually Canada post stopped delivery service because of theft, not sure what happens later. Same thing happens to the main entrance/exit ramp. High risk of traffic collision due to poor visibility. A simple wild angle mirror would solve it but no action is taken whatsoever. Overall, not the worst, but you'll have to tolerate something.
While reading reviews I have noticed a lot of people mention bed bugs and cockroaches. Been here for over a year, haven't had any issues. Only noise issues I get is traffic and neighbours in hallways, if they are in their apartment you can't really hear them unless a load bang. Driveway is dangerous, and yes they need to upgrade on a lot of things. However great price, good location, right by a bus stop, nice trail. I enjoy living here.

Lived here for school for several years, not really worth it in hindsight. The super loud nightly sex from neighbors alone kept me awake and single for 4 years while I studied for my MCAT at night. The interiors are super dated, everything fixture is slathered with a thick coat of cracking white paint. The building plumbing/door lock goes down at least once a month. Dealt with bed bugs. Laundry always came out smelling like it was washed in sewage. Suspicious people regularily hang out in the parking lot at night looking into cars and going through the trash. ***Watch out for the out-of-control children playing in the parking lot, egging cars, etc. **** The worst part is the nearly invisible, super dangerous driveway with massive potholes in them. Good luck driving up in the winter without sliding back down into main street traffic. The staff are nice enough though, definately underappreciated.
roaches & bed bugs CONFIRMED in 1714 and 1716. Management outright lied before signing the lease and then blamed us for bringing them. The tenants are super sketchy - one lady pooed in the entrance of one of the buildings one night. The entire building would reek of pot some days. Garbage everywhere and the supers are jerks. AVOID.
All four of the buildings in this complex have cockroaches and bedbugs. We found this out a couple weeks after moving in when a notice was left at our door saying our room would be sprayed. This did not solve the bug problem. The only entrance to the building by car is a weird ramp that is extremely dangerous, and very hard for cab/uber drivers to find. Dumpsters are located about 5 feet from the building (next to the windows of units) and menacing figures go through the garbage at night. Laundry room is stinky and not maintained. The entire building smells like pot some days. downstairs neighbors can hear you talking, walking around, dropping things. My neighbor in particular would scream "SHUT UP!" at almost any noise from me. To their credit the landlords referred to her as "nuts" when I brought her up. The few times I've interacted directly with the landlords/supers they seemed confused/disorganized. The unit I ended up getting was not the unit I responded to an ad for (different layout, older appliances). Kitchen sink was clogged when we moved in. Heating sometimes is not turned on until it has become very cold. All these problems, and what do they spend their money on? A huge neon-light "Pinedale" sign next to someone's bedroom window??? Neighborhood is nice.
