Late lunch for me today was behind schedule. Need to find a place quick with parking so I can eat and run. They have parking in behind as well as in front. When I come with a contractor I work for they usually are very friendly and give us complimentary soup. I guess I don't look like a regular so I didn't get soup this time. Also the service wasn't as friendly either. Oh well. Food is alright here, Hong Kong style cafe so entree cones with a drink. The lemon ice tea is a 7 out of 10. Nothing special here except for parking.

Good and cheap HK food. Hard to find parking so I never drive there. Service is so-so and restaurant is really busy. If you don't care much about service and just want to eat good food for a good price, this is the right place for you. Also a good idea to get take out instead.
Good food for good price. Make sure to check out their group combos to save extra bucks. Their complementary tea is also delicious. Make sure you try their seafood dishes, specially the shrimps.

Flo Tea room is my go to place in Richmond, the food there is decent as well as being super super affordable (something like 7 dollars a person in a group of 10). It offers free WiFi and has clean toilets. Servers were nice as always and the atmosphere was great. Would definitely recommend friends and family.
The milk tea here is on point. Portion-price ratio is great and fast service makes this a fantastic place to grab a quick meal or take-out. Cash or debit only.
Food are quite good. They have the best Club Sandwich in Richmond. The only thing is that the servers are not quite friendly. They rarely put up smile and sometimes they were even impatient and somewhat rude.
The quality here has dropped significantly. Food tastes disgusting. Staff is unfriendly and lacking. (Wish I could give 0 stars) By the way, the last time I ate here, 2015 the food was delicious and the staff was welcoming. I wonder what happened ):
